Remodeling in Frisco
Frisco had 6,000 people in 1990 and 200,000 by 2020. Eighty-two percent of the houses were built in 2000 or later, and 40 percent in the 2010s alone. Nobody in Frisco is opening up a 1960s kitchen. The houses are large two-story brick and stone production homes on slabs, with open plans, media rooms, game rooms and three-car garages.
We work in Panther Creek Estates and the streets around Frisco Square and Stonebriar Centre on the Collin County side, and in Newman Village, Phillips Creek Ranch, Heritage Green, Grayhawk, The Trails, Hollyhock and Frisco Lakes on the Denton County side.
Upgrades, Not Layout Fixes
A 2008 Frisco kitchen has a big island, a walk-in pantry and builder-grade everything. The remodel is a finish swap at the same footprint: cabinets to the ceiling, a stone backsplash, quartz or quartzite, a 48-inch range with a real hood, and under cabinet lighting. Two weeks of work, no walls moved, and the pantry gets shelving that actually holds what a household of five buys at once.
The rest of the list is space that was never finished. Media rooms with a wet bar and a coffered ceiling. A third garage bay turned into a gym or a bedroom for a parent. A covered patio with a kitchen and a fireplace off the back.

Working in an HOA
Most Frisco subdivisions have a homeowners association with exterior standards. Anything visible from the street, including a garage door replaced with a wall, a patio cover or a paint color, goes to the HOA before it goes to the city. We prepare the drawings for both and submit them in the right order so neither one holds up the other.
Frisco Permits
The City of Frisco Building Inspections division permits residential alterations and additions through its eTRAKiT system. Frisco's language is broad: any structure erected, enlarged, altered, repaired, converted or demolished needs a permit. We submit the residential alteration package and request inspections online before the morning cutoff.
Flooring, Paint and Custom Homes
Flooring in a Frisco house is a first-floor job at scale: tile in the kitchen and entry, carpet in the formals and the study, all coming out for one wide plank or a hardwood that runs the whole level. The slab is usually flat on these newer houses, which keeps the prep short. Stairs get new treads to match and the iron balusters most owners want, and the upstairs landing gets the same plank so the two floors read as one.
Interior paint on a house with two-story ceilings and a lot of crown is a real trade. We spray the trim white, roll the walls, and go room by room so the house stays livable. Most Frisco owners are painting over the 2010 tan and gray that came with the house.

Frisco borders Plano across SH 121 and is a straight run down the Dallas North Tollway to Dallas. West on US 380 puts us in Denton.
