Remodeling Across Fort Worth

Fort Worth has the widest spread of house ages of any city we work in. About 43 percent of the housing was built in 2000 or later, mostly on the north side and out west, while 19 percent dates from before 1960 in the older neighborhoods near downtown. The remodel a house needs depends on which of those two Fort Worths it sits in.

We take jobs in Fairmount, Ryan Place, Mistletoe Heights and Berkeley Place on the near south side, Arlington Heights and Tanglewood to the west, Wedgwood to the southwest, Riverside and Oakhurst on the northeast, and the Park Glen and Summerfields subdivisions up toward Alliance Airport.

Two Kinds of Fort Worth Houses

The near south side houses are craftsman and prairie style plans on pier-and-beam foundations. Kitchens were built as work rooms at the back of the house. The job there is a full kitchen rebuild, often with a wall opened to the dining room, and the plumbing and electrical brought up to current code while the walls are open. We level floors before we set cabinets, because the piers have usually moved.

The north side subdivisions from the 2000s are slab houses with open plans already. Nobody there needs a wall moved. They need the builder-grade kitchen replaced, the master shower rebuilt in tile, carpet swapped for plank, and sometimes a bedroom added off the back.

Fort Worth Permits

The City of Fort Worth Development Services department issues residential permits. Their rule is specific: an interior remodel that changes, moves or repairs walls or floors, or replaces 16 square feet or more of drywall, needs a building permit. Trade work carries its own mechanical, electrical and plumbing permits. We handle the filing and schedule every inspection so the job does not sit waiting.

Historic Districts

Fairmount is a designated historic district. Interior work is not restricted, but anything that changes the outside of the house, including windows and porches, goes through the city's design rules first. We have done exterior work under those rules and we plan the schedule around the approval step rather than pretending it does not exist.

Garage Conversions, Custom Homes and Commercial

Garage conversions come up all over Fort Worth, but for different reasons. On the near south side the garage is detached and small, and the conversion is a studio or a rental unit with its own bath. In the north side subdivisions it is an attached two-car or three-car garage giving up one bay for a gym, a workshop or a bedroom. Both need insulation, a finished floor over the slab, HVAC and a permit, and both get built as real rooms.

We also build custom homes on infill lots in Fort Worth. The same crew that runs our remodels runs the build, from the slab through the last coat of paint, and the scope process is the same: materials named, allowances stated, one point of contact.

On the commercial side we take small build-outs and refreshes along the retail corridors: drywall, paint, flooring, restrooms and reception areas for a tenant moving into a space that needs to look new before the sign goes up.

Fort Worth touches almost every city we serve. Haltom City sits on the northeast edge, Arlington is east on I-30, and Burleson is south on I-35W.

Questions We Get

Do you work on pier-and-beam houses in Fairmount and Ryan Place?
Yes. Most of our south side kitchens are on pier-and-beam. We check the floor for level and the joists for rot before demo, and we list any leveling or sistering as a line item so it is visible. New cabinets on a floor that slopes is money wasted.
Does a Fort Worth kitchen remodel need a permit?
If a wall moves, a circuit is added or plumbing changes, yes. Fort Worth also requires a permit when 16 square feet or more of drywall is replaced. A cabinet and counter swap with no wall or trade work does not. We tell you which yours is before we quote it.
What do the 2000s houses near Alliance usually need?
Finish upgrades. Those houses have open plans already. We replace the builder cabinets, put in quartz, rebuild the master shower in tile, swap carpet for plank and repaint. Some owners add a bedroom or a covered patio off the back.
