Remodeling in Cleburne

Cleburne is the Johnson County seat and the oldest housing stock we work in. About 46 percent of the houses were built before 1980 and 18 percent before 1960. The downtown historic district around the courthouse was listed on the National Register in 2018, and the blocks around it hold frame houses from the early 1900s through the 1950s. Since the Chisholm Trail Parkway opened in 2014, more people commute from here to Fort Worth and want those houses brought up to date.

Full Renovations

The typical Cleburne job is bigger than a kitchen. On a 1940s or 1950s house it is the kitchen, both baths, the floors and the wiring in one scope, because opening the walls for one exposes the rest. We level the pier-and-beam floor first, replace the cloth-covered wiring and cast iron drains while everything is open, then frame the new kitchen with a wall or two removed so the rooms connect.

On the 1970s ranches in Westhill the job is smaller. Kitchen wall out, island in, hall bath rebuilt, plank floors, paint. Those houses are on slabs, so the scope is closer to what we do in Burleson than to the frame houses near the square.

Working Near the Historic District

The National Register listing does not restrict what an owner does to a house by itself. Local rules may. When a house sits inside or next to the downtown district, we check with the city before ordering exterior materials so a porch or siding change does not get stopped after delivery. Interior work is not affected.

Cleburne Permits

The City of Cleburne Building Permits and Services department permits both new and remodel work. The city's rule matches its neighbors: wallpaper, carpet, paint, cabinets and trim do not need a permit, while a remodel or enlargement does. We file through the city's online system and schedule inspections there.

Storefronts, Additions and Garages

The buildings around the square are two-story brick storefronts with the original wood floors and pressed tin ceilings under a drop ceiling somebody added in the 1970s. We take the drop ceiling out, repair what is above it, and build out the space for a restaurant, a shop or an upstairs apartment. The exterior stays as the district wants it; the inside becomes what the tenant needs.

Residential additions in Cleburne are mostly on the older lots, which are wide and deep. A bedroom and bath off the back of a 1950s house is the common one, framed to match the existing roof pitch and sided to match. Detached garages get converted into workshops, studios or a rental unit with a bath.

Flooring in the older houses means pulling carpet and finding the original oak or pine underneath. When it is sound, we sand and finish it. When it is not, we sister the joists, lay a new subfloor and put down plank or new hardwood.

Cleburne connects to Burleson on SH 174 and to Fort Worth on the Chisholm Trail Parkway. We also cover Arlington on the same southern route.

My Cleburne house is from the 1940s. Where do you begin?
With the foundation and the wiring. We check the piers and beams for level and rot, and the panel and branch circuits for age. Those two items set the scope. Then we plan the kitchen and baths around what the structure needs, not the other way.
Can you match the original trim and doors in an older house?
Usually. We mill or source casing and base to match the profile, and we save original doors and hardware where they can be reused. Where the house has been remodeled badly before, we pick one profile and run it through so the rooms agree.
Is it worth remodeling instead of moving to a newer subdivision?
If the lot, the trees and the location are what you like, yes. A full renovation on a sound older house gives you the layout you want without giving up the street. We walk it and tell you straight if the structure cannot carry the spend.
