Remodeling in Southlake
Southlake grew from about 7,000 people in 1990 to over 31,000 by 2020, and the houses show it. Forty-five percent of the housing stock was built in the 1990s alone, with the rest split between the 1980s and the 2000s. These are large custom and semi-custom houses on big lots, most of them in Carroll ISD, with high ceilings, formal dining rooms and kitchens that were the top of the line in 1996.
We take jobs in Timarron, Shady Oaks, Monticello Estates, Coventry Manor, Versailles, Myers Meadow, Southridge Lakes, Chapel Downs and Cambridge Place, and up in Clariden Ranch on the Denton County side.
Finish Upgrades on Large Houses
A Southlake kitchen from the 1990s usually has stained cherry or glazed cabinets, a granite that has gone out of style, and a raised bar that blocks the view. The remodel is a rebuild at the same footprint: the bar dropped to counter height, cabinets to the ceiling, paneled appliances, a hood the room can carry, and lighting redone from scratch. The plan does not change. Everything you touch does.
Bathrooms follow the same pattern. The tub stays if it is a soaking tub with a view. The shower gets rebuilt larger with a steam unit if the ceiling is tight enough to hold it.

Additions and Teardowns
Southlake lots run an acre or more in the older subdivisions. That makes additions straightforward on the site side. We build outdoor living rooms, pool houses, in-law suites and full second stories. On some lots the numbers favor a teardown and a new house, and we build those too, with the same crew running the job.
Southlake Permits
The City of Southlake Building Inspections division issues a Residential Remodel permit for interior work. Flooring, cabinets and similar finish work are exempt. Window replacement, wall changes and trade work are not. Southlake also requires the general contractor to be registered with the city before the permit is filed, which we keep current.
Flooring, Stairs and Paint in Large Houses
Flooring in a Southlake house is a big order. Four thousand square feet of 1990s tile and carpet coming out, the slab flattened, and hardwood or wide plank going back in. Stairs get new treads and risers, and the iron balusters that replaced the oak spindles. We schedule the flooring after the kitchen and baths so the new floor is never walked on by a tile crew.
Paint on a house this size is its own trade. Two-story entries, coffered ceilings, crown in every room, and doors and trim that were stained in 1996 and are now going white. We spray the trim and doors off site where we can, brush and roll the walls, and keep the house sealed room by room so you can live there through the job.
Exterior work is mostly the wood: cedar beams, garage doors, fascia and shutters that have weathered. We replace, prime and paint, and repoint the stone where it has opened.
