Remodeling in Denton

Denton is the county seat and a university town, with UNT and TWU inside the city limits. The housing splits three ways. About 47 percent was built in 2000 or later, in the subdivisions south and west of the loop. About 28 percent is 1970s and 1980s ranches. And the streets west of the courthouse square hold the older frame houses that make up the West Denton Residential Historic District, listed on the National Register in 2021.

We work in Robson Ranch, the Southridge and Montecito areas, Hunters Creek, the neighborhoods around North Lakes Park and Wind River Park, and the historic blocks between West Hickory Street and Carroll Boulevard.

Three Kinds of Denton Jobs

In the historic blocks the houses are frame on pier-and-beam, and the job is a full renovation: kitchen, baths, wiring, floors. Many have been cut into rentals for students and need to be put back together as one house, with one kitchen, one panel and rooms that connect the way the original plan intended.

The 1970s ranches want the kitchen wall out and the hall bath rebuilt. The 2000s subdivisions want finish upgrades and the game room finished. Robson Ranch is its own case: newer one-story houses where owners are replacing tubs with walk-in showers and adding grab bars and wider doors.

Rental Houses Near the Universities

A good share of our Denton calls come from owners of rental houses near UNT and TWU. Those jobs are about durability: plank flooring instead of carpet, tile showers instead of surrounds, solid doors and paint that can be wiped. We turn them over between leases so the house is not empty for a semester, and we photograph every room before and after so the owner has a record of what went in.

Denton Permits

The City of Denton Building Safety division treats a remodel with electrical, mechanical, plumbing or structural changes as an alteration that needs a permit. The trade work is folded into that one permit rather than filed separately. Plans go in through the city's eTRAKiT portal and inspections are booked there.

Additions, Exteriors and Flooring

The lots in the older parts of Denton are deep, and additions off the back are common: a master suite on a 1950s house, a second bath on a house that has one, or a detached studio behind a rental. We frame to match the original roof pitch, side to match, and tie the new HVAC to the existing system or add a mini split when the old unit is at its limit.

Exterior work on the frame houses is siding, porches and windows. We replace rotted lap siding board by board, rebuild porch decks and columns, and swap single-pane windows for insulated units that fit the original openings. On the brick 1970s ranches it is the fascia, soffit and trim that need attention.

Flooring depends on the house. Original hardwood under carpet in the historic blocks gets sanded and finished. Slab houses in the newer subdivisions get carpet pulled and plank run through the main rooms.

Questions We Get

Can you turn a divided rental back into a single house?
Yes. We remove the added partition walls and extra kitchens, repair the floors and ceilings where the walls were, consolidate the electrical to one panel, and rebuild the kitchen and baths as a single plan. Older houses near the square are common candidates.
Do you do aging-in-place bathrooms in Robson Ranch?
We do. Curbless or low-curb showers, a fold-down bench, blocking in the walls for grab bars, comfort-height toilets, and doors widened to 36 inches where the framing allows. It looks like a normal bathroom and works for the long run.
Does the historic district limit what I can do inside?
No. National Register status and the local district rules are about the exterior. Kitchens, baths, floors and wiring inside are permitted the same as any other house in Denton. Porches, siding and windows are where the rules apply, and we check those with the city before ordering anything for the outside.
